Catamaran Cove in Rockledge, FL: My Honest Review of the Beach Townhome

If you are researching Catamaran Cove in Rockledge, Florida, especially the Beach townhome floor plan, there is plenty you can learn from touring the model home.

What that does not always tell you is how the home actually lives, what is standard versus upgraded, what I noticed walking the property, and how the price compares with other options around Brevard County.

That is what this guide is for.

Catamaran Cove is significant for Rockledge because we have not seen much new construction at this scale here in quite some time. The community includes townhomes and single family homes, new amenities, waterfront opportunities, and a location immediately next to Viera without technically being in Viera.

For this guide, I am focusing on the Beach, the largest of the three townhome floor plans.

I like the layout, location, and community. I am a little less excited about the price, some standard construction choices, and the short term appreciation potential.

There is plenty to like. There are also a few things I would want you to know before signing anything.

Quick Look at the Beach Townhome

The Beach is approximately:

• 4 bedrooms
• 2.5 bathrooms
• 1,901 square feet
• 2 car garage
• 2 stories
• All bedrooms upstairs

Many Beach homes are exterior or corner units, which is also where you get the 2 car garage.

That separates it from plenty of other townhome products. You are getting legitimate space, 4 bedrooms, and room for 2 vehicles rather than the more typical 1 car setup.

How the Beach Floor Plan Lives

The first floor is your everyday and entertaining space with the kitchen, dining area, living room, half bathroom, and garage.

Everything private is upstairs.

All 4 bedrooms, the laundry room, and full bathrooms are on the second floor. There is some separation between the bedrooms, with the primary on one side and the other rooms positioned throughout the rest of the floor.

For someone who likes having every bedroom together upstairs, it works well.

For someone who needs a downstairs primary, has mobility concerns, or has older pets that struggle with stairs, this could eliminate the floor plan pretty quickly.

That is probably the first question I would answer before getting caught up in the finishes.

Remember, the Model Is Upgraded

The Beach model looks good because it is supposed to.

It is staged, decorated, and includes upgraded finishes.

The standard home is more neutral and traditional, with standard tile and carpet and options to upgrade flooring, countertops, cabinetry, and other finishes.

The washer, dryer, and refrigerator also are not automatically included. You may be able to purchase them as an option or bring your own after closing.

None of that is unusual for new construction.

Just make sure you are pricing the home you are actually buying, not the home you are touring.

Ask for a clear breakdown of what is standard, what is upgraded in the model, and what your selections add to the final contract.

The Backyard and Waterfront Lots

Some Catamaran Cove townhomes back up to the community lake, and those lots can have a nice open water view.

There are two things I noticed.

First, there were quite a few small bugs around the water during my visit. They were not biting mosquitoes, just annoying. The expectation was that more water movement and pest control would help as the community develops.

Second, you cannot completely fence the backyard.

The townhome HOA handles the lawn maintenance and needs access through the rear of the property. Side or interior fence panels may be permitted, but the back cannot be fully closed off.

That may mean nothing to some buyers.

If you need a completely enclosed yard for a dog, privacy, or another reason, it matters.

What Is Catamaran Cove?

Catamaran Cove is a newer gated community in Rockledge with both townhomes and single family homes.

At the time I filmed the video, the neighborhood was approximately 25% to 35% sold and planned for roughly:

• 200 townhomes
• 180 to 200 single family homes
• 3 townhome floor plans
• 11 single family floor plans
• Community pool
• Playground
• Dog park
• Community mail area
• Walking areas
• Gated entrance

The townhome and single family sections are largely separated and are different products.

The single family side includes multiple series, more floor plans, different lot sizes, additional design options, and some waterfront opportunities.

So if you are researching Catamaran Cove as a whole, do not treat a Beach townhome and a single family home here as the same buying decision.

Catamaran Cove Amenities

The amenity package is fairly straightforward.

There is a playground, covered community mailbox area, dog park, walking areas, and a large community pool toward the back of the neighborhood.

The pool includes bathrooms, fencing, seating space, parking, and a large deck area. At the time of filming, it was expected to be completed around the end of summer 2026.

The dog park is also fully fenced, although there is not a separate small dog and large dog section.

It is not trying to be a giant resort style community.

You get the amenities most buyers expect without going completely overboard.

Catamaran Cove Townhome HOA

At the time of filming, the townhome HOA was approximately $200 per month.

That fee is higher than the single family HOA because it covers more exterior responsibilities, including items such as:

• Lawn maintenance
• Roof responsibilities
• Exterior maintenance
• Community amenities
• Common areas

The exact coverage and current fee should always be confirmed in the HOA documents before purchasing.

A major positive is that Catamaran Cove did not have a CDD fee based on the information available when I filmed the community.

That becomes important when comparing Catamaran Cove with nearby new construction communities where buyers may have an HOA, master association, and CDD layered together.

What Does the Beach Cost?

At the time of filming, Catamaran Cove townhomes were generally priced from the high $300,000s into the low and mid $400,000s depending on the floor plan, unit, options, and phase.

There were also substantial incentives available at the time.

Those incentives had moved around the $50,000 to $75,000 range, with approximately $75,000 available around the time I recorded the video.

Depending on the program, incentives may help with financing, closing costs, purchase price, or other approved expenses.

In the video, I estimated that certain buyers could potentially land around the $2,500 to $2,800 monthly range including principal, interest, taxes, insurance, PMI where applicable, and the approximately $200 HOA.

That is not a universal payment.

Your actual numbers depend on the price, loan, down payment, credit, rate, taxes, insurance, and incentives available at the time.

The bigger point is that incentives can make the payment more competitive than the sticker price initially suggests.

Is the Pricing Worth It?

This is where I am divided.

You are getting a brand new 4 bedroom townhome with a 2 car garage in Rockledge, inside a gated community with amenities and extremely close to Viera.

That product is difficult to replace.

At the same time, $400,000 or more for a townhome in Rockledge deserves some comparison.

There are older townhomes nearby selling in the $200,000s and $300,000s.

They are not new. They may not have the same layout, garage, amenities, finishes, or warranty.

But they still create competition.

So I would not buy here simply because it is new. You need to value what that new construction premium is actually giving you.

Construction and Finish Quality

I have walked homes in Catamaran Cove during different phases of construction, not only after the model furniture showed up.

Overall, I have been impressed with how clean and organized the construction process has looked. The job sites have appeared well managed, communication has been good, and the finished homes present well.

The finishes are also nicer than what I see from some entry level production homes.

That said, they are still fairly standard production home finishes unless you upgrade them.

You get nice cabinets, soft close features, and good flooring and tile choices, but this is not a luxury townhome simply because the price crosses $400,000.

My Biggest Construction Complaint: No Impact Windows

This is probably my biggest gripe with the townhomes.

The remaining units were being built with double pane windows and storm shutters instead of impact windows.

Personally, I would have preferred impact windows at this price point.

They offer better storm protection, insulation, and sound reduction without requiring shutters.

The single family homes in Catamaran Cove were being built with impact windows, which makes the difference more noticeable.

It does not make the Beach a bad home. It is just one detail I think could have made the product feel more complete.

Expect Ongoing Construction for a While

Catamaran Cove is still being built.

With the community only around 25% to 35% sold at the time of filming, early residents may deal with construction crews, trucks, dumpsters, road work, dirt, and daytime noise.

Eventually that disappears, streets are finished, landscaping matures, and the neighborhood starts looking more established.

But early buyers get the early construction experience along with the early incentives.

Depending on the pace of development, that could continue for another year or more.

Where Is Catamaran Cove?

Location is one of Catamaran Cove's strongest selling points.

You are in Rockledge, immediately near Viera and Interstate 95.

That gives you convenient access to:

• Viera
• Interstate 95
• Publix
• Aldi
• Restaurants and shopping
• Rockledge
• Melbourne
• Brevard County beaches
• Merritt Island
• Cape Canaveral
• North Merritt Island employment areas

Depending on traffic, the beaches may be around 20 to 25 minutes away.

Major Melbourne employment areas may be around 20 minutes away, while jobs around Cape Canaveral or North Merritt Island could be roughly 30 to 40 minutes away.

For normal day to day life, I think the location works well.

Close to Viera Without Being in Viera

This is one of the more interesting parts of Catamaran Cove.

You are extremely close to Viera and can use much of its shopping, restaurants, entertainment, and everyday conveniences without necessarily paying for a home inside Viera itself.

Nearby Viera communities may also have different HOA structures, additional master association fees, and CDD costs.

Catamaran Cove gives buyers access to much of the same general area while remaining in Rockledge.

For someone who likes Viera but does not specifically need a Viera address, that is a meaningful advantage.

What About Long Term Value?

I think the townhomes are a fairly safe product.

I do not expect huge appreciation in the near term, and I have more confidence in the long term appreciation potential of some Catamaran Cove single family homes.

There are simply more competing townhomes nearby at lower prices.

What the Beach has going for it is that it is new, large for a townhome, has a 2 car garage, sits inside a gated community, and offers a relatively low maintenance ownership experience.

It can also appeal to buyers who want something easier to maintain than a detached home but do not necessarily want a traditional condo.

My expectation is not explosive appreciation.

My expectation is that a well located, newer townhome like this has legitimate reasons to remain desirable.

Who Does the Beach Make Sense For?

The Beach is worth considering if you want a brand new 4 bedroom townhome with approximately 1,901 square feet, a 2 car garage, low exterior maintenance, a gated community, amenities, and easy access to Viera and I 95.

I would think twice if you specifically need a downstairs bedroom, fully fenced backyard, impact windows, substantial private outdoor space, heavy customization, or maximum appreciation potential.

The Beach does several things well.

It just is not designed to be everything.

Why Have Your Own Agent When Buying at Catamaran Cove?

The people working in the community sales center know the homes, floor plans, incentives, and construction process.

But their job is to sell homes in the community.

My role is to represent you.

At Catamaran Cove, that means helping you compare:

• Beach versus Palm versus Surf
• Townhome versus single family
• Corner versus interior units
• Waterfront versus non waterfront lots
• Standard versus upgraded finishes
• Financing incentives
• HOA responsibilities
• Property taxes after reassessment
• Inspection opportunities
• Nearby new construction and resale homes

I have also walked homes in this community before and after drywall, which gives me a different perspective than only seeing a finished model.

New construction is still construction. Things can be missed or need correction.

I want independent inspections involved wherever they are allowed.

The main question is whether those benefits justify the premium over older townhomes and resale homes nearby.

My Final Opinion of the Beach at Catamaran Cove

Overall, I like it.

The Beach is probably the Catamaran Cove townhome floor plan I would personally pay the most attention to because of the additional bedroom, size, corner unit positioning, and 2 car garage.

I also like Catamaran Cove's location.

You are in Rockledge, almost immediately next to Viera, close to I 95, and within a reasonable drive of Melbourne, the beaches, Merritt Island, and the Cape.

My hesitation is mainly the relationship between the price and the product.

The finishes are nice but fairly standard. I wish the townhomes had impact windows. You cannot completely fence the backyard. And older townhome options exist nearby for substantially less money.

That does not make those homes better.

It just means you should compare them.

If the incentives are strong, the payment works, you value low maintenance new construction, and the Beach layout fits how you live, I think it can be a reasonable purchase.
