If NASA, SpaceX, Blue Origin, Kennedy Space Center, Cape Canaveral, or another Space Coast employer is bringing you to Brevard County, North Merritt Island should absolutely be part of your home search.
I have lived in Brevard County for more than 20 years, and Merritt Island is one of my favorite areas.
But North Merritt Island is not one single type of neighborhood.
You have newer HOA communities, established neighborhoods with character, waterfront homes, golf course communities, 1 acre properties, and a few more affordable pockets.
The right one depends on your budget, how much land you want, whether you care about being close to work, and how much you value being close to Publix, Target, restaurants, and the rest of Central Merritt Island.
This is Part 1 of my Merritt Island relocation series, covering the neighborhoods and areas I would look at first in North Merritt Island.
Why Live in North Merritt Island?
The biggest advantage is location.
If you work around Kennedy Space Center, NASA, SpaceX, Blue Origin, Cape Canaveral, or North Merritt Island, living on the north side of Merritt Island can significantly shorten your commute compared with living farther south in Brevard.
The tradeoff is convenience.
Some neighborhoods are 5 to 10 minutes from Publix, Target, Starbucks, restaurants, and State Road 528.
Others are tucked farther north or deeper down roads like Chase Hammock, giving you more privacy and land but turning a grocery run into a 15 to 20 minute drive.
That tradeoff comes up repeatedly throughout North Merritt Island.
Savannah Landing
Savannah Landing is one of my favorite newer communities in North Merritt Island.
It is a relatively intimate neighborhood of only around 56 homes, with most homes built around 2021 and the community finishing around 2022.
Most floor plans range from the low to mid 2,000 square foot range into the low 3,000s.
Typical pricing at the time of my video was roughly:
- Low $600,000s for smaller homes without pools
- Mid to high $600,000s for larger layouts or premium lots
- High $600,000s into the $700,000s for homes with pools
Lots are commonly around one third of an acre, which gives you noticeably more room than many newer production communities.
The HOA is relatively low, around $1,000 per year at the time of filming.
I am a little biased because I have personally lived in Savannah Landing.
But that also means I know the neighborhood beyond looking at MLS photos.
People walk their dogs, garages are open, families are outside, kids know each other, and it genuinely feels like a neighborhood.
You are also only a few minutes from SR 528 and generally around 10 minutes or less from everyday shopping.
For many of the major aerospace employers, figure roughly a 20 minute commute depending on traffic.
Armen Groves
If you want something even newer and a little more architecturally interesting, look at Armen Groves.
This is a very small community of roughly 36 homes built primarily in 2024 and 2025.
The homes have a more modern look than many standard production neighborhoods, with taller ceilings, different elevations, wood beam details, and layouts that feel a little less cookie cutter.
Most properties are over one third of an acre, although some of that land can be positioned more toward the sides of the house rather than providing one enormous backyard.
Pricing has generally been in the mid to upper $600,000s, with homes increasingly entering the $700,000s. Homes with pools and significant owner improvements could push into the $800,000 range.
Location is also excellent.
Armen Groves sits close to the drawbridge and SR 528, giving you very fast access toward Central Merritt Island, Cocoa, and the rest of Brevard.
The downside is availability.
It is tiny and extremely new, so resale inventory is naturally limited. When the right property comes up, you may not have 10 similar homes to compare against.
Egret's Landing and Egret's Reserve
I group these together because they sit near each other and were both built by Maronda, but they give buyers slightly different options.
Egret's Landing began around 2019 and is a considerably larger neighborhood.
That is actually a benefit for buyers because larger neighborhoods naturally produce more resale inventory.
Homes range from smaller 3 bedroom properties to larger homes above 3,000 square feet, generally on roughly quarter acre lots with some premium pond and cul-de-sac locations.
Prices typically start in the $500,000s, can move into the $600,000s and $700,000s with larger homes and pools, and occasionally higher for exceptional properties.
Because there are a few hundred homes, turnover is much healthier than in tiny communities like Armen Groves.
Egret's Reserve is the newer option.
Construction is much more recent, including 2025 and 2026 homes, with metal roofs and newer finishes.
Expect pricing to move more quickly into the $600,000s, $700,000s, and potentially $800,000s depending on the house and upgrades.
For aerospace commuters, both communities also put you relatively close to northern employment centers while keeping Central Merritt Island conveniences reasonably accessible.
Heron Creek and Preserve Pointe
These are 2 honorable mentions for buyers prioritizing land, privacy, or something different from a typical subdivision.
Heron Creek
Heron Creek is unique because the neighborhood is wrapped around a retention pond system.
That means nearly every home gets some type of water frontage or water view.
The recorded parcel acreage can sometimes look larger because portions of the pond are included, but many homes still have substantial usable property, often around half an acre to an acre.
Homes were built by Vintage Estate Homes and pricing is considerably higher, commonly in the $800,000s, $900,000s, and around the $1 million mark.
Preserve Pointe
Preserve Pointe is another small, intimate option where many lots are around 1 full acre.
The homes are relatively newer, with several builders having constructed properties throughout the neighborhood.
Pricing can range through the $600,000s, $700,000s, $800,000s, and $900,000s.
The tradeoff for the land and privacy is daily convenience.
You may be 15 to 20 minutes from many restaurants, grocery stores, and Central Merritt Island conveniences.
Indian Bay Estates
If newer construction is not your priority and you want more character, Indian Bay Estates is one of my favorite established North Merritt Island neighborhoods.
Most of these homes were built in the 1980s and 1990s, and that age is actually part of what makes the neighborhood interesting.
The houses are different.
You will find smaller 3 bedroom homes, properties above 4,000 square feet, pond homes, lake homes, canal homes, and even direct riverfront properties.
There is also a community boat launch and a limited number of separately deeded boat slips.
Pricing varies dramatically because the homes vary dramatically.
You may enter the neighborhood in the upper $400,000s, while larger or waterfront properties can sell in the $800,000s, $900,000s, or above $1 million.
Inside Indian Bay is River Moorings, a smaller gated section with a concentration of canal and riverfront homes.
The HOA throughout Indian Bay is also relatively low considering how well maintained the neighborhood feels.
If boating, mature landscaping, different architectural styles, and neighborhood character are important to you, I would absolutely keep Indian Bay on the list.
Sunset Lakes
Sunset Lakes gives you something different again.
This is a larger gated community with more than 460 homes, primarily built throughout the 1990s and early 2000s.
That size creates variety.
You can find smaller approximately 1,700 square foot homes starting around the upper $300,000s, while renovated pool homes and larger floor plans can climb through the $600,000s and $700,000s.
The tradeoff is that many lots are smaller than buyers initially expect.
What Sunset Lakes does particularly well is community amenities.
You have:
- Gated entrances
- Sidewalks and walking areas
- Basketball courts
- Tennis courts
- Community common spaces
Because there are hundreds of homes, resale inventory also appears more frequently.
If you have several months to find the right property, you can generally afford to be more patient here than in a 30 or 50 home subdivision where almost nothing comes up for sale.
The Savannahs at Sykes Creek
The Savannahs at Sykes Creek is another established neighborhood primarily built in the 1990s and early 2000s.
The standout feature is the golf course.
A number of homes back directly to the course, and the community also has access to a clubhouse with a small restaurant and bar.
The neighborhood tends to feel quieter and a little more relaxed than some of the more family-heavy subdivisions, although there is still a broad mix of residents.
Pricing generally runs from the upper $400,000s into the $600,000s and $700,000s.
Occasionally something appears in the upper $300,000s or low $400,000s, but those homes usually need meaningful updating.
The tradeoff is location.
Because the community is tucked toward the end of Hall Road, your commute to major employers can approach 20 to 30 minutes and many everyday conveniences are roughly 15 minutes away.
You gain quiet.
You give up a little convenience.
Chase Hammock Lakes
If your goal is 1 true acre, Chase Hammock Lakes deserves attention.
Every lot is roughly 1 acre, which has become increasingly difficult to find in established communities around Merritt Island.
The neighborhood was developed through the 2000s by multiple builders, so you get more architectural variety than in many production subdivisions.
Pricing generally begins around the $600,000s and can exceed $1 million depending on the size, condition, pool, and improvements.
Again, the tradeoff is convenience.
You are deeper into Chase Hammock, so aerospace employment centers may still be 20 to 30 minutes away, while Central Merritt Island shopping can require a 15 to 20 minute drive.
Are There Affordable Homes in North Merritt Island?
Yes, but this is where I want buyers to have realistic expectations.
North Merritt Island is not primarily a budget housing market.
There are areas such as North Grove and Citrus River Groves where older or smaller homes can sometimes be found in the upper $300,000s or low $400,000s.
But at those prices, you may be looking at an older home with original finishes, deferred updates, a smaller floor plan, or another compromise.
For a more typical updated family home with 4 bedrooms, multiple bathrooms, a pool, and a desirable neighborhood, buyers can easily find themselves in the upper $500,000s, $600,000s, and $700,000s.
If budget is the primary concern, Central Merritt Island generally opens up significantly more possibilities.
Which North Merritt Island Neighborhood Is Best for You?
There really is not one answer.
If you want newer construction and a neighborhood feel, I would start with Savannah Landing, Armen Groves, Egret's Landing, or Egret's Reserve.
If you want land and privacy, look toward Preserve Pointe or Chase Hammock Lakes.
If waterfront access, boating, and character matter most, Indian Bay is hard to ignore.
If you want more inventory and amenities, Sunset Lakes is one of the easier communities to shop.
And if golf and a quieter established environment appeal to you, look at the Savannahs at Sykes Creek.
That is why I do not like telling relocating buyers, "Just live in North Merritt Island."
You need to go another level deeper.
Frequently Asked Questions About Living in North Merritt Island
Is North Merritt Island a good place to live if I work at NASA, SpaceX, or Blue Origin?
It can be one of the most convenient areas in Brevard County for those workplaces. Depending on the neighborhood, many commutes discussed in my video were roughly 15 to 30 minutes, although traffic and your exact job location matter.
How much does a house cost in North Merritt Island?
There is a wide range, but many desirable family homes fall roughly from the $500,000s through the $700,000s. Older or smaller homes can occasionally be found in the upper $300,000s or $400,000s, while larger acreage, pool, and waterfront properties can exceed $1 million.
Does North Merritt Island have new construction?
There is some newer housing, but supply is limited compared with areas like Palm Bay or Viera. Communities such as Armen Groves, Savannah Landing, and Egret's Reserve represent some of the newer options discussed in this guide.
Is North Merritt Island close to shopping and restaurants?
It depends heavily on the neighborhood. Areas closer to SR 528 can be within roughly 5 to 10 minutes of major shopping and restaurants, while communities farther north or deeper into Chase Hammock may require a 15 to 20 minute drive.
My Overall Take on North Merritt Island
North Merritt Island is one of the better places to start if your relocation revolves around the Space Coast aerospace industry.
You can significantly shorten your commute to major employers while still having access to neighborhoods with pools, acreage, water, golf, newer homes, or established character.
But it is not inexpensive across the board, and being farther north does not automatically mean you are close to everything.
In many cases, you are choosing between being closer to work and being closer to everyday conveniences.
That is why I would choose the neighborhood first based on your actual lifestyle rather than simply searching every home with a Merritt Island ZIP code.
And this is only Part 1.
Central Merritt Island and South Merritt Island offer completely different options, price points, waterfront opportunities, and day to day lifestyles.
