If you are researching Kendall Pointe in Melbourne, Florida, you have probably already seen the builder’s website.
It will show you the floor plan, square footage, available finishes, and a perfectly staged model home.
What it will not really tell you is whether Kendall Pointe is a good fit for your lifestyle, budget, and long term plans.
That is what this guide is for.
I toured the model home, drove through the neighborhood, reviewed the location, and looked at the pricing, HOA, incentives, upgrades, construction timeline, and potential downsides.
My overall opinion is pretty simple.
Kendall Pointe is one of the more interesting entry points into new construction in Melbourne right now. The price is competitive, the location is strong, and the community is much smaller than many of the new developments being built throughout Brevard County.
It is not perfect, though.
There are no community amenities. All the bedrooms are upstairs. You cannot fence the backyard. Every home follows the same basic floor plan.
Those details will not bother everyone, but they matter.

What Is Kendall Pointe?
Kendall Pointe is a new construction townhome community being built by Ryan Homes in Melbourne, Florida.
The community is located just off US 1, directly across from the Indian River.
Kendall Pointe is planned to include approximately 71 townhomes, making it much smaller than many new construction communities throughout Melbourne, Palm Bay, Viera, Cocoa, and the rest of Brevard County.
There are expected to be approximately 11 or 12 buildings, with 6 townhomes in each building.
Most buildings include 2 exterior units and 4 interior units.
The townhomes follow the same general floor plan:
- 3 bedrooms
- 2.5 bathrooms
- Approximately 1,674 square feet
- 1 car garage
- 2 stories
The kitchen, dining area, living room, garage, and half bathroom are downstairs.
All 3 bedrooms, the laundry room, and the 2 full bathrooms are upstairs.
That layout is either going to work well for you or eliminate the community pretty quickly.
For a younger buyer, couple, family, or roommate situation, having the bedrooms and laundry upstairs may be completely fine.
For someone who does not want to use stairs every day, has an older family member living with them, or has pets that struggle with stairs, it could be a dealbreaker.
Inside the Kendall Pointe Model Home
The layout is simple, but it makes good use of the space.
The first floor has an open kitchen, dining, and living area without wasting a large amount of square footage on hallways or formal rooms that most people rarely use.
Upstairs, the primary bedroom includes 2 separate closets, which is a nice feature at this size and price point. The other 2 bedrooms can work for children, guests, roommates, or office space.
The upstairs laundry also makes sense because it is close to all 3 bedrooms.
The floor plan is not trying to be overly creative. It is practical, comfortable, and easy to live in.
For a first time buyer, smaller family, couple, or someone downsizing from a larger home, that may be exactly what is needed.
Kendall Pointe Design Options and Upgrades
One thing I like about Kendall Pointe is that buyers have more interior choices than they may expect.
Many entry level new construction communities are built mainly as spec homes. The builder chooses the cabinets, flooring, countertops, and finishes, and the buyer selects from whatever is already available.
Kendall Pointe offers several coordinated interior packages.
Depending on the home and stage of construction, buyers may be able to choose between different:
- Cabinet colors
- Countertops
- Quartz upgrades
- Tile
- Luxury vinyl plank flooring
- Carpet
- Backsplashes
- Appliances
- Electrical outlet locations
- TV height outlets
- Fixtures
The standard package is more basic, with traditional cabinets, countertops, tile, and carpet.
Buyers can then upgrade into lighter cabinets, darker cabinets, quartz countertops, different flooring, backsplashes, and other finishes.
It is not a custom home. You are still selecting from the builder’s available options.
However, it gives buyers enough control to make the home feel more personal.
Depending on the selections, moderate upgrades may add approximately $5,000 to $10,000.
More extensive packages could add $20,000 or more.
The model home includes upgraded features, so do not assume everything you see is included in the base price.
Always ask for a written breakdown showing what is standard, what is upgraded, and what each option costs.
Kendall Pointe Pricing and Builder Incentives
At the time the community video was recorded, Kendall Pointe townhomes were generally starting in the low $300,000s.
A home with additional upgrades could move into the $330,000 to $340,000 range or higher, depending on the unit, interior selections, current pricing, and financing.
For new construction around this size and in this part of Melbourne, that is a competitive price.
At the time of filming, Ryan Homes was also offering approximately $17,000 in buyer incentives.
Depending on the financing program, that money could potentially be used toward:
- Closing costs
- An interest rate buydown
- A combination of closing costs and rate reduction
Additional incentives may also be available for active military members, veterans, defense industry employees, or buyers using certain preferred lender programs.
Builder pricing and incentives change constantly.
The incentive advertised online is also not automatically the best deal. Sometimes using the money to reduce the interest rate makes sense. Sometimes covering closing costs is more valuable. In some situations, an outside lender may offer better overall terms.
The complete monthly payment, cash required at closing, loan terms, and long term cost should all be compared.
How Long Does Construction Take?
For a townhome being built from the ground up, buyers should generally expect approximately 5 to 7 months from contract to completion.
That timeline can change based on permits, weather, materials, inspections, and the progress of the specific building.
Occasionally, a completed or nearly completed unit may become available because another buyer’s contract falls through. In that situation, a buyer may be able to close within approximately 30 to 45 days.
Deposit requirements can also vary based on financing and design selections.
More personalized upgrades may require an additional or nonrefundable deposit, so those terms should be reviewed before selecting finishes or signing a contract.
Where Is Kendall Pointe Located?
Kendall Pointe is located off US 1 in Melbourne, directly across from the Indian River.
The location is probably the strongest part of the community.
You are close to major employers, healthcare, restaurants, beaches, shopping, and major roads without being in the middle of a massive development.
Some buyers may worry about road noise because of the proximity to US 1.
During my visit, traffic noise was not a major issue. Inside the model home, I could not hear it.
Even outside, it was less noticeable than I expected.
Noise can vary depending on the specific building, traffic, and time of day, so it is still worth visiting more than once before choosing a unit.
What Is Near Kendall Pointe?
Depending on traffic and the exact destination, Kendall Pointe is within approximately 10 to 20 minutes of many major locations around Melbourne, including:
- Eau Gallie Arts District
- Downtown Melbourne
- Melbourne Orlando International Airport
- Holmes Regional Medical Center
- L3Harris
- Northrop Grumman
- Florida Tech
- Patrick Space Force Base
- Satellite Beach
- Melbourne Beach
- Interstate 95
- Restaurants
- Grocery stores
- Shopping
- Parks
- Boat ramps
The beaches near Satellite Beach are generally around 15 to 20 minutes away.
The Eau Gallie Arts District is also nearby and offers restaurants, events, galleries, local businesses, and boutique shopping.
For buyers working in aerospace, defense, healthcare, technology, or aviation, the location may make a lot of sense.
Some new construction communities may offer a larger home or more amenities, but they may also put you much farther away from work, restaurants, healthcare, or the beach.
At Kendall Pointe, you are paying for a new home in a useful location.
A Small Community Without Extra Amenities
Kendall Pointe will have only 71 townhomes.
For comparison, many new construction communities in Brevard County have 300, 400, or more homes planned.
Kendall Pointe does not have a community pool, clubhouse, dog park, playground, or large amenity center.
Some buyers will see that as a negative.
Others may prefer not to pay for amenities they are unlikely to use.
The neighborhood is simple. You have the townhomes, landscaping, common areas, and community mailboxes.
You get enough of a neighborhood to feel like you live in a small community without being part of a massive development.
What Does the HOA Cover?
At the time of filming, the Kendall Pointe HOA was approximately $160 per month.
The fee helped cover exterior responsibilities such as:
- Future roof replacement
- Exterior painting and touchups
- Landscaping
- Exterior pest control
- Common area maintenance
The exact coverage, current fee, reserves, rules, and restrictions should be confirmed before signing a contract.
The benefit is that you are not personally handling most exterior maintenance.
The tradeoff is that you have less control over the outside of the home.
You cannot fence the backyard because the association needs access to maintain the landscaping. Exterior paint changes, landscaping modifications, and other visible improvements may also require HOA approval.
That is normal for a townhome community, but it needs to fit your lifestyle.
If having a private fenced yard is important, Kendall Pointe is probably not the right option.
Is Kendall Pointe Better Than Renting?
This is where Kendall Pointe becomes interesting for first time buyers.
Depending on the purchase price, loan, down payment, interest rate, taxes, insurance, HOA, and builder incentives, the total monthly payment may fall somewhere in the mid $2,000 range.
That is also what many newer rentals around Melbourne and the surrounding areas can cost.
A rental at a similar price may be older, farther away, or offer fewer updates.
At Kendall Pointe, you are getting a brand new property in a central location with most exterior maintenance handled by the HOA.
That does not mean buying is automatically better than renting.
Buyers still need to consider how long they plan to stay, how much cash they have available, their employment stability, and the total cost of ownership.
However, someone who assumes buying is completely out of reach may be surprised by how closely the monthly numbers compare.
Who Is Kendall Pointe Best For?
Kendall Pointe makes the most sense for buyers looking for:
- New construction in Melbourne
- A purchase price in the low to mid $300,000s
- A 3 bedroom townhome
- Limited exterior maintenance
- A small community
- Easy access to US 1 and Interstate 95
- Proximity to major employers
- Some control over interior finishes
- An alternative to renting
- An alternative to an older condo
It may also be a good starting point for someone relocating to Brevard County.
You can live in a central location, learn the area, and decide later whether you eventually want more land, a pool, a detached home, or a different part of the Space Coast.
Why Have Your Own Agent for New Construction?
One of the biggest mistakes buyers make is walking into a model home alone and assuming the builder’s representative is there to represent them.
The sales representative may be helpful and knowledgeable, but they work for the builder.
Their job is to sell the builder’s homes.
My job is to represent you.
That includes helping you compare Kendall Pointe against other new construction communities, resale homes, condos, and townhomes throughout Melbourne and Brevard County.
It also means helping you evaluate:
- Which upgrades are worth paying for
- Which improvements are cheaper after closing
- How the builder incentive should be used
- What property taxes may look like after reassessment
- What the HOA covers and restricts
- Which inspections should be completed
- Whether the preferred lender is offering the best terms
- Whether another community offers more value for the same payment
Sometimes Kendall Pointe will be the best choice.
Sometimes another community or resale home will make more sense.
The goal is to understand that before signing a contract.
Contact your agent before your first visit to the model home. Builders have registration requirements, and visiting alone may affect whether your agent can formally represent you.

Is Kendall Pointe good for buyers relocating to Melbourne?

It gives relocating buyers a relatively low maintenance place to start while they learn Melbourne and the rest of Brevard County.
Should I compare Kendall Pointe with other communities?
Absolutely.
Kendall Pointe offers a strong combination of location, price, and new construction, but another community may offer a larger yard, more amenities, a downstairs bedroom, a 2 car garage, or a different school zone.
The point is not to tour every neighborhood in Brevard. It is to compare enough options to understand what you are gaining and giving up.
Can I use my own real estate agent when buying at Kendall Pointe?
Yes, but contact your agent before visiting the model home.
The builder’s representative works for the builder. Having your own agent gives you someone focused on your contract, financing, inspections, upgrades, and how Kendall Pointe compares with other available homes.
My Final Opinion of Kendall Pointe
Kendall Pointe gets a strong thumbs up from me, with a few obvious conditions.
You need to be comfortable with stairs, shared walls, no fenced backyard, and no community amenities.
Once you get past those points, the value becomes easier to see.
You are getting a brand new 3 bedroom townhome in Melbourne near the river, beaches, major employers, healthcare, restaurants, shopping, and major roads.
You have some control over the interior finishes, and the HOA handles many exterior responsibilities.
For a first time buyer, smaller household, relocating buyer, or someone trying to stop renting without taking on an older home that immediately needs work, Kendall Pointe deserves a serious look.
Not because it is flawless.
Because the combination of price, location, and new construction is difficult to duplicate nearby.
