Catamaran Cove in Rockledge, FL | Duval Model Tour + Full Community Review

If you are searching for a larger new construction home near Viera, the Duval at Catamaran Cove in Rockledge, Florida is probably going to catch your attention pretty quickly.

It is the largest floor plan in Ashton Woods' Traditional Series at Catamaran Cove, and depending on how you build it, you are looking at roughly 3,500 to almost 4,100 square feet, 5 or 6 bedrooms, 4 or 5 bathrooms, and some of the larger lot options available within the neighborhood.

I have spent a lot of time in Catamaran Cove at this point. I have toured the models, walked homes during different construction phases, helped buyers in the community, and driven through the neighborhood enough times to see both what I like and what I would want someone to think about before buying.

My overall opinion on the single family side of Catamaran Cove is stronger than my opinion on the townhomes.

Especially with something like the Duval.

You are getting a large new home almost immediately next to Viera, but without some of the pricing and additional community fees you can run into a few miles south.

That does not automatically make it a great deal.

Lot selection, design studio spending, HOA, construction, and final price still matter.

Quick Look at the Duval Floor Plan

The Duval is the largest home in Catamaran Cove's Traditional Series.

Depending on the configuration, you can have:

  • Approximately 3,500 to 4,100 square feet
  • 5 or 6 bedrooms
  • 4 or 5 bathrooms
  • Large 2 story layout
  • Downstairs bedroom and bathroom
  • Upstairs primary suite
  • Loft
  • Upstairs laundry
  • High ceilings in the main living space

One thing buyers should know immediately is that the primary bedroom is upstairs.

There is a bedroom and bathroom downstairs, which is useful for guests, family, or someone who needs a first floor bedroom, but your primary suite remains on the second floor.

For some buyers that will not matter at all.

For someone specifically searching for a large home with a downstairs primary suite, the Duval may not be the right floor plan.

The Size Is the Biggest Selling Point

The Duval feels big.

The living area has tall ceilings, there is a lot of separation between rooms, and upstairs you have bedrooms spread across different portions of the house rather than everything stacked around 1 small hallway.

The loft also gives you another usable living area upstairs.

For a large family, multigenerational situation, people working from home, or someone who simply wants extra rooms without needing acreage, the layout makes sense.

It is one of those homes where you are unlikely to complain that there is not enough interior space.

The bigger question is whether you actually need 3,500 to 4,100 square feet, because once you start adding structural options and design upgrades, you are paying for all of it.

Lot Sizes and Lakefront Options

The Duval belongs to the Traditional Series, which gets access to the larger homesites within Catamaran Cove.

Most Traditional Series lots are generally around 50 feet wide and larger, with 50 by 120 and 60 by 120 foot options throughout portions of the community.

There are also a limited number of premium lots along Lake Margo that can become substantially larger, with a few approaching roughly one third to nearly half an acre.

Those are obviously going to carry larger lot premiums.

But if you want new construction, a large home, and some actual backyard space or water behind you, those lots are some of the more interesting options in Catamaran Cove.

Do not choose one strictly from the site map.

Stand on the lot and look at what is beside you, across from you, and behind you.

The same Duval can feel completely different depending on where you put it.

Traditional Series vs Signature Series

Catamaran Cove has 2 different single family collections.

The Traditional Series includes 6 floor plans, larger homesites, more design flexibility, and most of the available waterfront lots.

The Signature Series has 5 floor plans and is a little more fixed in both design options and lot size.

Some Signature Series lots back toward the St. Johns preserve, which can provide excellent privacy because you are not looking directly into another backyard.

The tradeoff is that those homes do not get the Lake Margo waterfront lot options.

If your priority is a larger house, bigger lot, more customization, or waterfront, I would probably start on the Traditional side.

That is where the Duval lives.

Remember, the Model Home Is Upgraded

The Duval model is beautiful.

It is also a model.

Paint, trim, lighting, flooring, countertops, shower tile, fixtures, and other design details may all be upgrades.

Standard finishes are going to be more straightforward, including carpet in bedrooms and certain living areas and tile in common or wet areas.

The refrigerator, washer, and dryer also are not automatically included unless you purchase an applicable appliance package or the specific inventory home already includes them.

This is where buyers can get themselves into trouble.

The base price catches your attention, then you go to the design studio and suddenly you have added $40,000, $60,000, or substantially more because every choice individually feels small.

Some upgrades make sense to do during construction.

Others may be considerably cheaper after closing.

That is something I would evaluate item by item rather than automatically upgrading everything through the builder.

What Is Catamaran Cove?

Catamaran Cove is a gated Ashton Woods community in Rockledge with a mix of approximately 180 to 200 single family homes and around 200 townhomes.

At the time I filmed the Duval video, the neighborhood was roughly 25% to 35% sold.

There are 11 single family floor plans between the Traditional and Signature Series, along with 3 separate townhome plans.

The townhomes are primarily toward the front portions of the neighborhood, while most of the single family homes extend farther back.

That separation helps because the 2 products really serve different buyers.

Catamaran Cove Amenities

The community includes the major amenities most buyers expect:

  • Gated entrance
  • Community pool
  • Playground
  • Dog park
  • Covered mailbox area
  • Walking areas
  • Lake and seating areas

The pool is one of the better amenities here. It has a large deck area, bathrooms, covered space, and plenty of room for chairs and families.

The dog park is 1 large fenced area rather than separate spaces for small and large dogs.

You are not getting some massive Viera resort complex, but I actually think the amount of amenities fits the community well.

HOA and No CDD

This is an important part of my value argument for Catamaran Cove.

At the time of filming, the single family HOA was roughly $60 to $75 per month.

Catamaran Cove also did not have a CDD fee based on the community structure when the video was recorded.

That matters because once you move into certain master planned communities nearby, you can end up with a neighborhood HOA, master association costs, and a CDD affecting your total monthly expense.

Here, you get the amenities and new construction without stacking as many community costs on top.

Always verify the current HOA budget and documents before purchasing because those numbers can change.

What Does a Duval Cost?

The Duval is the largest Traditional Series floor plan, so this is not the entry level home in Catamaran Cove.

At the time I filmed the community, Traditional Series homes were generally ranging from the upper $400,000s into the $600,000s depending on floor plan, lot premium, and selections.

Then you have the design studio.

That can change the final number substantially.

Premium lots, structural changes, flooring, cabinetry, countertops, bathrooms, lighting, appliances, and other selections can easily move the final purchase price higher.

This is why I would never compare a Duval strictly using the builder's base price.

I want to know:

What is the lot premium?

What structural options are included?

What design allowance are you realistically going to spend?

What builder incentive is available?

And what is the actual final price?

That number matters more than anything printed at the entrance.

Builder Incentives Can Change the Math

Ashton Woods has offered substantial incentives throughout different Catamaran Cove phases.

During the earlier portions of the community, I saw incentives around $40,000.

At certain points they became significantly larger, including special inventory and phase incentives reaching far beyond that.

At the time I recorded this video in 2026, the general single family incentive was back around $40,000, with different quick move in opportunities sometimes offering more.

That incentive may potentially be used toward things like:

  • Design options
  • Closing costs
  • Purchase price
  • Interest rate assistance
  • A combination of those

The specific program matters.

Do not chase an advertised $50,000 incentive without asking what the home costs after using it and what financing you are receiving.

The final deal matters, not the marketing number.

My Opinion on Duval and Catamaran Cove Value

This is where I am more optimistic about the single family homes than the townhomes.

Catamaran Cove is technically in Rockledge, but you are basically at the edge of Viera.

Drive south and you are immediately into the shopping, restaurants, medical facilities, schools, and overall lifestyle people associate with Viera.

But you are not paying the exact same price structure as many newer Viera communities.

You also do not have the CDD structure Catamaran Cove buyers currently avoid.

That combination matters.

Rockledge also does not have a huge supply of brand new single family construction.

So when you combine limited new inventory, proximity to Viera, good floor plans, and the community amenities, I think the single family side has a legitimate long term value argument.

That does not mean I would promise some massive appreciation percentage.

Real estate does not work like that.

But I have considerably more confidence in these single family homes holding demand over time than I do assuming a buyer is simply overpaying because something is new.

Construction Quality: What I Have Actually Seen

I have helped buyers here and walked these homes during multiple construction phases.

Overall, I am a fan of how Ashton Woods is handling the single family product.

The sites have generally been clean.

The project managers communicate with buyers.

They walk people through different stages before and after framing and drywall.

And compared with several more budget focused national builders I have dealt with, I see more attention being paid to the product here.

That does not mean everything will be perfect.

You may find paint issues, caulk lines, tile imperfections, drywall items, or another contractor detail that needs correction.

It is still a house built by people.

My view is simply that for production new construction, the overall process and finished product here have impressed me more than many competing builders I have dealt with locally.

It is not a custom home.

Treat it accordingly and still get independent inspections.

Living Through Construction

The neighborhood was only around 30% complete when I filmed this.

That means buyers moving in now may live around construction for another 18 to 24 months depending on how quickly the remaining phases sell and build.

There will be contractor vehicles, delivery trucks, materials, workers, and occasional tighter parking.

The good news on the single family side is that these homes use impact windows and block construction on the first floor, so the interiors have been surprisingly quiet even with construction happening outside.

It is temporary.

But temporary can still mean a year or two.

Where Is Catamaran Cove?

Catamaran Cove is in Rockledge immediately beside Viera and Interstate 95.

For normal day to day life, I think the location is one of the strongest reasons to buy here.

You are within a few minutes of:

  • Publix
  • Aldi
  • Restaurants
  • Starbucks
  • Shopping
  • Interstate 95
  • Viera
  • Rockledge

From there, you are roughly 20 to 30 minutes from many Brevard beaches, around 30 to 40 minutes from major aerospace employers around Cape Canaveral and North Merritt Island depending on traffic, and approximately 45 minutes to an hour from the Orlando airport depending on conditions.

You are close to daily life without being directly inside the busiest parts of Viera.

That balance is one of Catamaran Cove's best qualities.

A Few Things I Do Not Love

There are still compromises.

Most lots are not huge.

Even in the Traditional Series, many homes will feel relatively close to their neighbors compared with older Rockledge properties on half acre or acre lots.

The streets are not particularly wide either.

There is also I 95 road noise from certain portions of the community, especially closer to the pool and western edges.

Inside the single family homes it is considerably less noticeable, but outside you can hear larger trucks, motorcycles, and louder traffic.

And as always, design studio spending can take a reasonably priced home and turn it into a much more expensive one quickly.

None of those things stop me from liking the neighborhood.

They are just things I would rather tell you before you move in.

Who Is the Duval Best For?

The Duval makes the most sense for someone who wants:

  • A very large new construction home
  • 5 or 6 bedrooms
  • 4 or 5 bathrooms
  • A downstairs guest bedroom
  • Large upstairs primary suite
  • Loft space
  • High ceilings
  • More customization
  • Larger Traditional Series lots
  • Possible Lake Margo frontage
  • Viera proximity without living directly in Viera

I would probably look at another floor plan if you need a downstairs primary, want significant acreage, or simply do not need anywhere near 4,000 square feet.

The Duval is a lot of house.

That is either exactly why you buy it or exactly why you do not.

You get 5 or 6 bedrooms, potentially close to 4,100 square feet, a downstairs guest setup, large upstairs living areas, high ceilings, and access to some of the best lots Catamaran Cove offers.

More importantly, I like the single family side of Catamaran Cove overall.

I like the construction process I have seen.

I like the location beside Viera.

I like that there is currently no CDD.

And I like that Rockledge simply does not have a huge amount of comparable new construction.

My biggest warning is to control your budget.

A large floor plan, premium lake lot, and aggressive design studio package can turn into a very large final price very quickly.

If the Duval fits your family and you structure the purchase correctly, though, I think there is a legitimate case for both enjoying the home now and having a desirable product later.
