If you are planning to buy a home in Florida in 2026 and work in an eligible profession, the Florida Hometown Heroes Program could solve one of the biggest problems buyers run into:

Getting enough cash together to actually close.

I recently sat down with Jennifer from Neighborhood Loans to break down the 2026 version of Hometown Heroes, including who qualifies, how much assistance is available, what changed from previous years, and some of the questions we hear from buyers all the time.

The biggest thing to understand is that Hometown Heroes in 2026 is not the same program many buyers remember from 2023 or 2024.

It is occupation-based again, the employment rules matter, and there are several details that can change whether you qualify.

But for the right buyer, this can still be one of the strongest home-buying assistance programs available in Florida.

What Is the Florida Hometown Heroes Program?

Florida Hometown Heroes is a homebuyer assistance program offered through Florida Housing Finance Corporation.

For qualifying buyers in 2026, the program can provide up to 5% of the first mortgage amount toward the down payment and closing costs.

The assistance ranges from:

  • Minimum: $10,000
  • Maximum: $35,000
  • Up to 5% of the first mortgage amount

The money is provided as a 0% interest deferred second mortgage.

That means there is no monthly payment on the assistance while you continue meeting the program requirements.

It is important to understand, though:

This is not free grant money.

It is a repayable second mortgage sitting behind your main mortgage.

For buyers who understand that structure, it can still be extremely valuable because it reduces the amount of cash needed upfront.

Why Hometown Heroes Matters in the 2026 Housing Market

One thing I see constantly with first-time buyers is that the monthly mortgage payment is not always the thing stopping them.

It is everything needed before they ever get the keys.

Down payment. Closing costs. Earnest money. Inspections. Appraisal.

A buyer may be perfectly capable of handling a monthly mortgage but not have $20,000 or $30,000 sitting in a savings account ready for a purchase.

Hometown Heroes attacks that exact problem.

Depending on your loan amount and transaction, the $10,000 to $35,000 of assistance could cover a substantial portion, or potentially all, of your required down payment and closing costs.

You may still need money upfront for things such as:

  • Earnest money deposit
  • Home inspection
  • Four-point inspection
  • Wind mitigation inspection
  • Appraisal
  • Other transaction-specific inspections or costs

In certain transactions, some of the earnest money you put down upfront may ultimately be refunded back to you at closing depending on the final numbers.

So when you hear someone say they purchased using Hometown Heroes with very little money out of pocket, that can legitimately happen.

It just depends on the entire transaction.

Who Qualifies for Florida Hometown Heroes in 2026?

This is where the 2026 program is different from the version some buyers remember.

For a period of time, Hometown Heroes was expanded broadly to many full-time Florida workers.

That is no longer the case.

The 2026 program is occupation based again.

Eligible employment generally falls into categories such as:

  • Healthcare workers
  • K-12 school employees
  • Firefighters
  • EMTs and paramedics
  • Law enforcement
  • First responders
  • Public safety employees
  • Court employees
  • Childcare workers
  • Active-duty military
  • Reserve military
  • Certain veterans

That is not a complete determination of eligibility.

Your actual employer, occupation, employment location, income, loan structure, and other requirements still matter.

This is why I tell buyers not to eliminate themselves because they read 1 list online.

Let the lender actually run the scenario.

The 640 Minimum Credit Score

For the 2026 Hometown Heroes Program, buyers generally need at least a 640 credit score.

Meeting 640 does not automatically mean you qualify.

Your lender still has to evaluate your income, debts, employment, loan type, purchase price, and all the other pieces of a normal mortgage approval.

But 640 is an important starting point.

And if you are slightly below it, that does not mean buying a home is permanently off the table.

It means talk to a lender early enough to figure out what needs to change.

That is much better than finding the house you want and then discovering you need 30 or 60 days to work on your credit.

The First-Time Homebuyer Rule

Hometown Heroes generally requires you to qualify as a first-time homebuyer.

But first-time homebuyer does not necessarily mean you have never owned real estate before.

The general rule looks at whether you have owned and occupied a primary residence during the previous 3 years.

Jennifer actually discussed a buyer in our video who still owned another property but had not occupied it as their primary residence for the required period.

That buyer was still able to qualify as a first-time buyer for Hometown Heroes.

There are also special exceptions and rules for certain military and veteran borrowers.

The point is simple:

Do not assume owning property at some point in your life automatically disqualifies you.

Brevard County Income Limits

Income limits vary by county and program structure.

In our 2026 video, the Brevard County income limit discussed was $149,400.

There is more nuance behind that number than simply looking at your salary.

Different Hometown Heroes loan structures can treat income differently. In some cases household income matters, while another structure may focus more specifically on the income of the borrowers qualifying for the mortgage.

That is one of the reasons you want a lender who actually knows the program instead of trying to determine your eligibility from an online calculator.

Purchase price limits also apply.

Both limits should be verified based on the county and loan program you are using when you apply.

Remote and Hybrid Employees

This is one of the biggest changes and misunderstandings with Hometown Heroes in 2026.

A fully remote employee generally does not qualify under the current employment rules.

The qualifying borrower needs to report to an eligible employer at a physical, brick-and-mortar location in Florida.

Hybrid employment can qualify.

Under the guidelines discussed in our video, a hybrid employee needs to physically report to the qualifying Florida workplace at least 3 days per week.

That distinction matters.

Working for a Florida company while sitting at home full-time is not the same thing as reporting to an eligible Florida workplace.

Your actual employer and reporting location matter too.

We have already seen situations where someone's general profession sounded eligible, but the actual entity or physical location they reported to caused them not to qualify.

How Does the Hometown Heroes Money Actually Work?

The assistance is structured as a second mortgage attached to the property.

It carries:

  • 0% interest
  • No normal monthly payment
  • Up to 5% of the first mortgage amount
  • $10,000 minimum assistance
  • $35,000 maximum assistance

The funds can generally be used toward your:

  • Down payment
  • Closing costs
  • Or a combination of both

You do not simply receive $35,000 because that is the program maximum.

The amount depends on your first mortgage.

If 5% of the qualifying mortgage is $18,000, for example, the assistance would generally be based on that amount rather than automatically jumping to $35,000.

When Do You Have to Pay Hometown Heroes Back?

This part gets misunderstood all the time.

Hometown Heroes is not forgivable assistance.

The second mortgage generally becomes due when you:

  • Sell the home
  • Refinance the first mortgage
  • Pay off the first mortgage
  • Transfer ownership
  • Stop using the property as your primary residence

There is no traditional monthly payment while the loan remains deferred.

But the balance does not disappear.

That is especially important if you are already thinking about refinancing shortly after buying.

Do not use the program assuming you can immediately refinance and leave the Hometown Heroes second mortgage sitting there untouched.

That repayment needs to be part of the financial conversation upfront.

What Types of Homes Can You Buy?

Hometown Heroes is not limited to one specific type of house.

Depending on the mortgage program and property qualifications, buyers may be able to purchase:

  • Existing single family homes
  • New construction homes
  • Townhomes
  • Condominiums
  • Manufactured homes

Certain property types can have additional financing requirements.

Manufactured homes, for example, can have different debt-to-income restrictions depending on the loan.

New construction also requires some planning because Hometown Heroes funding is limited and reservations have timing requirements.

Jennifer's recommendation in our video was to make sure a new construction purchase is close enough to completion that the buyer can realistically close within the applicable reservation period, roughly 60 days in the scenario we discussed.

Do not sign an 8-month construction contract assuming today's Hometown Heroes funds will simply be sitting there waiting at closing.

Can You Buy a Home With Almost $0 Out of Pocket?

Potentially, yes.

I have personally worked with buyers where the combination of financing, down payment assistance, and negotiated transaction credits covered essentially all of the down payment and closing costs.

That does not mean every Hometown Heroes buyer will close for exactly $0.

Your earnest money, inspections, appraisal, loan structure, purchase price, seller concessions, insurance, taxes, and other costs all affect the final amount.

But buying without first saving $20,000, $30,000, or more can absolutely be possible.

That is why I think this program is worth knowing about even if you are not positive you qualify.

Can Hometown Heroes Be Combined With Seller Concessions?

Yes.

This is where having both the financing and real estate sides working together can become extremely useful.

You may receive Hometown Heroes assistance while I separately negotiate seller concessions as part of your offer.

The amount of seller concessions allowed depends on your specific financing, including whether you are using FHA, VA, conventional, or another loan structure.

So we still have limits to work within.

But Hometown Heroes does not prevent us from negotiating with the seller.

In the right transaction, combining assistance with seller concessions can significantly reduce the cash a buyer needs to bring to closing.

What Can You NOT Use Hometown Heroes Funds For?

The assistance is specifically designed for the home purchase.

It is not a pile of cash you can redirect wherever you want.

Hometown Heroes funds cannot simply be used to:

  • Pay off your credit cards
  • Pay down unrelated borrower debt
  • Cover an appraisal gap if the property appraises below the contract price

The funds are intended for the down payment and eligible closing costs.

There can be different strategies involving seller concessions and certain loan programs, particularly VA financing, but that is something your lender needs to structure correctly.

Hometown Heroes Does Not Have to Make Your Closing More Complicated

One concern buyers have with down payment assistance is whether the seller is going to see the financing as difficult or whether the closing will automatically take longer.

It does not have to.

A properly organized Hometown Heroes purchase can still move through a normal transaction timeline.

The biggest variable is usually not the assistance program.

It is whether the buyer, lender, agent, title company, and seller are communicating and completing what needs to be done.

The easiest buyers to work with are the ones who already completed their application, supplied their documentation, and know they qualify before they find the house.

Then we shop.

Not the other way around.

The Biggest Mistake: Waiting Until You Find the House

This is probably the most important thing I would tell a buyer considering Hometown Heroes.

Do not wait until the perfect house appears online before starting the approval process.

First, there really is no perfect house.

Second, a good property can be gone before you are ready to make an offer.

Getting pre-approved could take an hour for one buyer and considerably longer for another.

Maybe there is a credit issue to correct.

Maybe income needs additional documentation.

Maybe your employment situation needs clarification.

Maybe Hometown Heroes does not work, but another Florida down payment assistance program does.

We do not know until you start.

Getting approved does not mean you have to buy a house tomorrow.

It simply means when the right property does show up, you are ready.

How Hometown Heroes Changed From 2022 to 2026

Hometown Heroes has changed substantially since it originally launched.

The simplest version is:

2022: The program launched around specific critical professions.

2023 and 2024: Eligibility became much broader, opening the program to many full-time Florida workers who met the first-time buyer and income requirements.

2025 and 2026: The program returned to a more targeted, occupation-based structure.

That history matters because many buyers still remember the broader version.

Someone may say, "My friend used Hometown Heroes and they weren't a nurse, teacher, firefighter, or anything like that."

That may be completely true.

They may have used the program when the eligibility rules were different.

What matters is the version available when you are purchasing.

Hometown Heroes Funding Is Limited

The program does not have unlimited money.

Previous funding rounds have eventually been fully committed.

When eligibility was much broader, funding moved particularly quickly. Occupation-based versions have historically lasted longer because fewer buyers qualify, but that does not guarantee how long the 2026 funds will remain available.

That is another reason I do not recommend waiting.

The important move is not panicking and buying a random house because funding exists.

The important move is getting qualified early enough that if the right house appears while funds are available, you can actually use the program.

And if Hometown Heroes is gone or does not fit your situation, there are other assistance programs worth reviewing.

Frequently Asked Questions About Florida Hometown Heroes 2026

Is Florida Hometown Heroes a grant?

No. The assistance is a 0% deferred second mortgage. There is no normal monthly payment, but the money generally needs to be repaid when you sell, refinance, pay off the first mortgage, transfer the home, or stop occupying it as your primary residence.

Can only 1 spouse qualify through their job?

Yes. Only 1 occupying borrower needs to satisfy the eligible employment requirement. Income rules are separate, though, and your spouse's income may still be included depending on the loan and Hometown Heroes structure being used.

Can remote workers qualify for Hometown Heroes?

Fully remote workers generally do not qualify under the 2026 employment rules. Hybrid employees may qualify if they meet the physical reporting requirement, including reporting to the qualifying Florida workplace at least 3 days per week.

Can I use Hometown Heroes for new construction, a condo, or a townhome?

Yes, assuming the property and your financing otherwise qualify. Manufactured homes may also be eligible but can have additional financing requirements. New construction buyers should pay particular attention to completion timing because program funds and reservations are time sensitive.

My Advice to Brevard County Buyers

Hometown Heroes is one of those programs where people talk themselves out of it before anybody has actually told them no.

Maybe you think your income is too high.

Maybe you owned a house before.

Maybe your exact job title sounds different from the occupation list.

Maybe you're hybrid.

Maybe your spouse qualifies and you don't.

Maybe Hometown Heroes does not work at all, but another assistance program does.

That is why the first step should not be trying to become your own lender.

Get the application done.
